CONSTRUCTED WITH ADVANCED DESIGN AND ENGINEERING TECHNIQUES, RBC GATEWAY IS ONE OF THE FEW OFFICE SKYSCRAPERS TO BE BUILT IN THE TWIN CITIES THIS CENTURY.
Before breaking ground, the redevelopment project was granted $1,092,395 to clean up the parcel, which was contaminated with petroleum and other pollutants. The project also benefited from grant assistance to link up with the Minneapolis district energy system, aiding its sustainability efforts and carbon reduction goals.
To reduce land use, minimize urban heat island effect, and utilize energy-efficient materials, the construction of the 37-story mixed-use tower included a below-grade parking garage with 14 electric vehicle charging stations and sustainable concrete infrastructure, LED lighting, an energy management control system, high-performance glass, occupancy light control sensors, and energy-efficient transformers within the electrical system.
RBC Gateway, a landmark project from United Properties, features bipolar ionization filtration systems, touchless all-gender bathrooms, zero-VOC paints, an energy-efficient destination dispatch elevator system, and a Fitwel One Star rating for the building. Green building certifications were important to the tenants as well. Pohlad Companies on floors 5-7 are WELL Certified and obtained the WELL Health-Safety Rating, JLL on floor 10 obtained LEED ID+C Commercial Interiors and is WELL certified, and RBC on floors 11-21 is in the process of obtaining LEED certification.
Proceeds from the land sale ($10.4 million) went to Minneapolisā affordable housing initiative, plus a public plaza and revenue to the city. Pohlad Companies, occupying floors 5-7, used 35% diverse- and women-owned vendors to build the Class AA+ office space, demonstrating United Propertiesā commitment to sustainable infrastructure benefiting the community now and into the future.
